The first thing you should do before you buy a sail boat is to test the different types of sailing available to you. Go out for a day on day sailboat, then a weekend on a weekender. Go cruising then get on a racing sailboat. The more things you have tried, the more you know what you will like.
You also need to find out what your ability is like. You need to be honest with yourself here. Don't get a craft you cannot pilot. You need to know your sailing skills and your physical limits. Do not buy a boat that you cannot handle.
What will be the intended use of this boat? Day trips? Then you don't really need a sailboat with a cabin. Do you want to stay overnight or even a weekend? Then you will need a cabin with ample space. How many people are you going to be taking with you? What sort of entertaining will you be doing. Find out where you are also going to be sailing. In the lakes or the oceans. Where you sail has a massive impact on what you should buy.
Be realistic with your budget. Its all too easy to say you can afford something that you cannot. Buying a used boat means you might also have to make repairs. There are a lot of incidentals that need to covered and I cover that in another article on this site.
